I have been present in the tourism and non-hotel sector ( villas, apartments, holiday homes, B&B, guest houses ) for several years, my passion for hospitality has also led me to love the management of short-term rental properties . I have participated in courses and conferences related to the sector, while helping out at the family B&B in Cagliari; this has allowed me to acquire a considerable amount of experience and cases of managing both Italian and foreign clients.

For a few years I have been helping to manage non-hotel accommodation facilities and short-term rentals . I provide help both online and in person.

About me

Owner Services

Don't have time to manage your property or would you prefer not to sacrifice your free time? With my services, you won't have to worry about anything : I'll take care of everything. All you have to do is relax and wait for the payment.

Creation, management, publication, promotion of ads

I create, enhance and promote accommodation ads on digital platforms on OTA (Online Travel Agency) portals such as Booking.com and Airbnb, the various reserved areas and at the most fair price based on the type of structure, the services it offers, the area, the market, the season and competitors.

Booking Management

I handle requests and bookings in both Italian and English to ensure that communication is as clear as possible.

Maintenance Management

I ask guests for a deposit for any damage and in case of reservations through Booking and Airbnb, the OTAs themselves manage the damages by asking the guest for compensation by the property manager. I also monitor the state of the property periodically through the cleaning service and intervene promptly for any type of problem. Advantage for the owner: excellent conservation of the house and zero stress.

At each checkout, cleaning is done, also with the help of cleaning agencies if I deem it appropriate. Bed linen and towels are provided by an industrial laundry. After each checkout and before each check-in, I check the condition of the property and the equipment, using a checklist and an inventory. Also observing if there is a need for some small or large maintenance. In this case, I promptly take action to call a technician to solve the problem.

I enhance the property also using home staging elements to make the property competitive and attractive.

I welcome guests in person and if necessary via self check-in. I provide the best information to ensure that guests have an unforgettable stay. I provide continuous assistance online and if necessary also in person during the stay.

Consulting

Whether you are about to start a short-term rental or extra-hotel accommodation facility or have already started one and want to ask me for advice, do not hesitate to contact me. The first steps taken well are essential for a start with maximum satisfaction and in compliance with the legislation.

I carry out the mandatory bureaucratic procedures required by law, such as help in filling out the communication to the municipality of commencement of activity, request for IUN, CIN. I send the data of the guests to the police station and to ROSS1000, the regional portal for tourist flows. I collect the tourist tax if applicable and pay the amount to the appropriate municipality. In the case of short-term rentals, I have the guests sign a rental contract with the relative house regulations. I pay the 21% withholding tax on behalf of the owner (if applicable).

I manage the reserved areas of the portals with the various updates of photos, prices, conditions, promotions, messaging with guests.

I guarantee the periodic sending of reports with the reservation summary. Advantage: maximum transparency.

Services for tourists/tenants

You can choose between houses, villas, apartments, rooms, B&Bs, guest houses . The accommodations are all provided with authorizations and all have the unique regional code and some also already have the national CIN . They are available to guests from the moment of booking to the moment of departure. What I care about a lot is not the usual key delivery but to make the people who stay in the properties that I manage or that I help to manage live a beautiful experience also giving the best advice

of travel with great enthusiasm and professionalism .

The welcome is the starting point for a perfect stay . I welcome guests in person with flexible hours to meet all needs. I care to convey warmth and professionalism so as to build a relationship of mutual trust. I communicate with the guest in both Italian and English to ensure that even upon arrival the guest has a more complete and clear welcome and I offer continuous assistance .

Upon arrival I give a tour of the apartment/villa/room, pausing to explain the facilities, technical aspects, rules. I provide tourists/tenants with tourist and non-tourist information on activities in the area, various services, public transport, events in the area, monuments, museums, suggestions on car/scooter/bike rental , land/sea tours , restaurants. In short, everything that can be useful to ensure the guest has an unforgettable stay . I also give advice on local experiences, transfer and shuttle services .
